4/28/2010 Negotiator has not been assigned the file is active for a negotiator.
5/4/2010 This file is now with an SPO team they are making sure they have all the documents in place for the FHA negotiator this should be completed by May 12th they do this because FHA are a little more strict on the files and will not review them if something is missing.
5/10/2010 No items missing file is now being assigned to negotiator.
5/19/2010 Negotiator will be assigned on or before 5/28/2010
5/25/2010 Sent over another email to get a negotiator called a suprivisor to talk to him about.
6/1/2010 No New updates.
6/10/2010 File has been turned over to FHA for review they will look at the file and give the okay for a short sale after that happens we will get the negotiator May 25th was when it was assigned takes 30 days I will keep following up.
6/15/2010 still no negotiator we still have to wait till the 25th of June they say.
6/23/2010 We have a negotiator!!! I have the contact phone number and the email address. I called left a message and sent over a email to get in touch with the negotiator. Got an email from the negotiator they need a few items from the seller Bank addendums.
6/24/2010 Appraisal has been ordered going through house on 6/28/2010 Monday
7/7/2010 Second negotiator has been she has 30 days to review file ask for any updated information and or submit to FHA for final approval.
7/14/2010 File is still in review I sent the negotiator a email for a update.
7/20/2010 negotiator had some questions about signatures sent him a email with answers

Please Explain the following to your buyers: 1. The short sale addendum notes that the seller can cancel the contract and take another offer. 2. Our seller has the right to accept any offer whether its higher or lower than your client's offer just like any other normal sale. The seller makes this decision. 3. As a result, whats puts a buyer in the best position? Making a good offer and having an agent that stays in contact with us regarding their interest. This could be as simple as a weekly e-mail that states "let me know if we need to improve our offer to keep in the running." If someone ever wants a first right of refusal, a non refundable option money would be the most likely to entice them to do so depending on the bank/banks with the short sale. 4. Most of our banks don't require signatures on our offers. (Contrary to what people may think.) When we submit an offer to the bank it isn't contractual. When there is a bank that requires signatures upfront, we will mark that property as 'offer under review.' Otherwise, any offer a buyer submits will be reviewed by seller even if there is an offer into the bank and any buyer has an opportunity to purchase the property despite being 2nd to put the offer in.
