4/14/2010 1st mortgage has received the short sale Packet The appraisal will be ordered within the next 10 days or so.
2nd Mortgage: Have the full short sale packet they are asking for a few more items that were not sent over we will get those asap and send over.
4/21/2010 We have a negotiator I got his extension number Appraisal not ordered yet I left message for negotiator with instructions to call me to set up Renters in property need 24 hr notice.
4/28/2010 Talked to first mortgage she need the sellers w2's for 2008 sent them over today she has everything she needs and is reviewing the file. 2nd mortgage is also looking for updated information will send over by friday everything is on track and running smoothly.
5/5/2010 1st mortgage the file has been turned over to Freddie Mac for approval to go forth with the short sale waiting on them. 2nd Mortgage looked over all the information received they now wanting the profit loss statement for 2010 faxing over today.
5/19/2010 Got the acceptance on the 1st mortgage waiting for second to get approval
6/7/2010 Talked to the second mortgage they have all items needed sending over info for final approval.
7/1/2010 2nd mortgage has submitted file for final approval called the first mortgage to get the acceptanced closing date extended till July31st
7/7/2010 File is in final review the Final lender had a few questions about the hud our negotiator from Wells Fargo called and I answered them.
7/13/2010 BANK APPROVE PRICE CAN CLOSE QUICK $185,000.00
9/13/2010 Recieved Approval from 1st Mortgage. Requested new approval from 2nd mortgage with new date.

Please Explain the following to your buyers: 1. The short sale addendum notes that the seller can cancel the contract and take another offer. 2. Our seller has the right to accept any offer whether its higher or lower than your client's offer just like any other normal sale. The seller makes this decision. 3. As a result, whats puts a buyer in the best position? Making a good offer and having an agent that stays in contact with us regarding their interest. This could be as simple as a weekly e-mail that states "let me know if we need to improve our offer to keep in the running." If someone ever wants a first right of refusal, a non refundable option money would be the most likely to entice them to do so depending on the bank/banks with the short sale. 4. Most of our banks don't require signatures on our offers. (Contrary to what people may think.) When we submit an offer to the bank it isn't contractual. When there is a bank that requires signatures upfront, we will mark that property as 'offer under review.' Otherwise, any offer a buyer submits will be reviewed by seller even if there is an offer into the bank and any buyer has an opportunity to purchase the property despite being 2nd to put the offer in.
