7/5/2010 Submitted full short sale packet into bank with offer on property.
 
7/14/2010 Short sale docs have been received they are scanned into system should take approx 30 days to get negotiator. Seller has to call in and do a 10 min back in black interview.
 
7/29/2010 File is still in review for a negotiator to be assinged approx 2 more weeks and it will be assigned.
 
8/4/2010 File still has no negotiator they are going to escalate the file I asked them to please find out why we have no negotiator as of yet.
 
8/16/2010 No negotiator on file it has been escalated again. They did need the 2008 and 2009 Taxes signed and dated sent to seller Today.
 
8/25/2010 All documents received File is currently with a manager till the negotiator has been contacted.  File is still getting processed but no negotiator yet.
 
9/1/2010 Bank has a deadline till Sept 15th to get a negotiator.
 
9/7/2010 Deadline is still the 15th to get a negotiator no new updates.
 
9/14/2010 Requested updated pay stubs and bank statements from seller. Still no negotiator on file.
 
9/15/2010 Confirmed receipt of above mentioned paperwork. Waiting for approval.
 
9/21/2010 Escalation is complete we are in a cue to be assigned a negotiator next calling everyday till we get one.
 
9/27/2010 We are in a que to get a negotiator from Ginny Mae this could take some time there are no deadlines for them to assign us a negotiator.
 
10/4/2010 File has not been assigned as of today. Ginny Mae has no deadlines as to when we get a negotiator. We are sending over a email again to Ginny Mae to let them know that we have all required documents and to assign us a negotiator.
 
10/8/2010 No negotiator yet they keep telling us that Ginny Mae is backed up and that is what we are waiting for.
 
10/12/2010 No negotiator calling again tomorrow.
 
10/21/2010 all files have been received as per 9/14 they said 45 days to get a negotiator still in time guidlines sending in sept pay stubs and bank statements
 
10/27/2010 Escalation has been started again they tell me the file WILL have a negotiator on Nov 4th I have the MANAGER's name and Extension
 
11/3/2010 Someone was working on the file on Friday Oct 29th I got her name updated all our contact information and asked her for an update. Sending over Oct paystubs and bank statements
Appraisal went through property today
 
11/8/2010 BPO was completed on 11/5 and a appraisal was completed and came back into system. File is in Review. No final decision has been made.
 
11/16/2010 No new notes into they system a suprivisor has this file he is not the negotiator  
 
11/23/2010 We have a negotiator a BPO has been completed should hear something this month.
 
11/29/2010 Nov 16 was the last time notes were in the system about the BPO. Interior BPO not in system.
 
12/6/2010  On Nov 5th we got the BPO back reports says home is worth $160K Loan is in processing que the negotiator will look at the values and will talk with Ginny Mae to see if they agree to the short sale. No Foreclosure Date
 
12/14/2010 The file is in the final stages for Ginny Mae approval.
 
12/21/2010 Still Currently reviewing Ginny Mae still has to approve normally takes approx 30 to 45 days.
 
12/27/2010 Ginny Mae negotiator has file they are still in final review. 12/9/2010 was when they were assigned so few more weeks.
 
1/5/2011 MOVE INTO THIS HOME WHILE YOU WAIT FOR ACCEPTANCE. No new notes into this file no offers once we have a Ginny Mae negotiator's final review we can submitt a offer and get this accepted quick.
 
1/11/2011 File is still in review this is still waiting for Ginny Mae Negotiator. If we don't have by Friday sending email again. as per bank request.
 
1/18/2011 No Ginny Mae Negotiator Going to a Staging escalation.
 
2/2/2011 Need New, Hud 1, Need Contract,  Listing Agreement, 2 Months Bank Statements All items need to be sent if before they close the file and we start all over (the repc and HUD 1 have dates to close on or before Sept 2010)
 
2/7/2011 I talked to Jim Smith and his email has gone un-answered he is just as confused as we are as to why. He said he would look more into it and get back to me.  Back in November we had a PHH mortgage negotiator who ordered the appraisal for this property we are now waiting on a Ginny Mae negotiator Nobody gives me any answers as to why we do not have one yet we submitted the offer in July
 
2/10/2011 WE HAVE A GINNY MAE Negotiator Calling her to get update. assigned 2/8/2011
 
2/22/2011 No notes in the system. Escalated the file for her to review. 
 
2/24/2011 No Notes yet requested had the bank send another email.
 
3/1/2011 heard from the negotiator sent her requested items
1.       Current Financial worksheet
2.       Paystubs for Nicole and Jeremy
3.       2008 and 2009 Taxes
4.       Exclusive right to sell and addendum
5.       Bank Statement
6.       HUD1 and OFFER.
sent items to her as per email will take 2 days to process and 45-60 days for acceptance. checking back weekly
 
3/2/2011 EMAILED everything back over again.  Cot confirmation that was received.
