7/16/2010 Sent in full offer and short sale packet. File is a FHA loan will not be in the equator system.

7/22/2010 Short Sale packet has been received no negotiator assigned yet no foreclosure date.

7/29/2010 No negotiator yet no foreclosure day set Looking at 30 days for a negotiator to be assinged as of 7/22/2010

8/5/2010 No negotiator yet should have one by Aug 18th still in the documents collection stage. No foreclosre date.  Nothing else needed.

8/12/2010 Nothing else needed no negotiator as of yet we should have one by the 18th.

8/17/2010 Negotiator not assigned as of yet they say it takes 45 day to get HUD approval Calling Thursday to demand negotiator.

8/20/2010 Got the negotiator for this file called and left message and send an email with all my contact information. Next step is getting the BPO ordered.

8/26/2010 No new notes BPO not ordered yet Sent another email to negotiator.

8/31/2010 Talked to negotiator they need July and August bank and pay stubs 

9/2/2010 Appraisal ordered for Friday Sept 3rd

9/7/2010 All documents have been received and are currently being reviewed.

9/20/2010 Appraisal has been completed and inputed into the system 9/10/2010 the negotiator is currently reviewing the file they have approx 20 days to review. by 9/30/2010 Calling 3 times a week to remind negotiator that we want an update sooner. 

9/30/2010 Bank needs the financial and bank statement and paystubs for Sept.

10/6/2010 Appraisal was ordered and back into system we have our second negotiator they are looking at all docs and will submit for final approval Approx 30 days

10/8/2010 Received up to date bank statement and pay stubs No new notes in the bank notes.

10/21/2010 no new notes into the system sent the negotiator a email and had the bank send email as well looking for any new notes or forward progress

10/25/2010 FHA will be reassigned for additional review with a FHA negotiator. once assigned then we will Faxing in a new Hardship letter.

10/28/2010 We have our final FHA negotiator sent her a email.

11/3/2010 No new notes into the system Emailing the negotiator again.  I did update the financials the bank also sent a email to the negotiator and the manager for updates.

11/5/2010 update from Bank: "Thanks for your inquiry. Currently your file is being reviewed for a required audit assigned to your FHA loan by the Department of Housing and Urban development. You will be contacted as soon as a status update is available or if any documents are required. We apologize for any inconvenience to you and the parties involved for any delays. This audit is a requirement, and we cannot move forward until it is complete."

11/9/2010 Audit still in place no notes into system I sent a email to negotiator about how long it takes Appraisl done waiting to be updated into system.

11/16/2010 We have a negotiator no new notes into system Emailing the negotiator again.

12/06/2010 We have the negotiator's contact information I emailed him again to get a status update.

12/14/2010 We have a negotiator for FHA They are going to order a appraisal once we send in updated contact information.

1/5/2011 Bank approved price call for details.

1/7/2011 offer submitted to bank for final review.

1/10/11 Called the bank they have the offer and they have submitted it for final review asked to stay up to date on the file by sending Dec bank statements and Pay stubs.

1/13/2011 Sent over items that negotiator requested to be fixed on HUD1

1/24/2011 Need letter agreeing that they will come in with money. sent to them today will get back tomorrow

1/25/2011 Have letter emailed to negotiator.
